    The Maintenance Technician, known as Service Technician at Avesta, is primary responsible for ensuring that all resident work orders and apartment home turns are completed to quality standards in a timely manner and assist the maintenance supervisor with additional service projects.

    • Assist with all aspects of the service operations to ensure operational goals are achieved
    • Maintain positive attitude and provide quality customer service to all prospective and existing residents to include smiling and waving
    • Oversee community appearance
    • Inspect vacated apartments and complete checklists in regard to make-ready. Inform Service Foreman or Community Manager of needed services and repairs
    • Routinely perform the following duties in order to make apartment homes ready for move in:
      • Check all lights and replace as necessary
      • Replace or repair windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, closets, etc.
      • Check applicable appliances and inform Community Manager of problems
      • Assist in changing or removing appliances from apartment
      • Make keys when necessary
      • Check faucet sink plugs and repair/replace as necessary. Replace washers when needed
      • Assist with painting duties when requested
      • Repair or replace curtains, mini-blinds, ceiling fans, etc.
      • Repair plaster holes in walls
      • Inspect bathroom tiles, perform minor repairs/replacements
      • Change A/C filters and test smoke detectors
      • Report back to the office any damages and charges upon move outs
    • Lend assistance during trash-out of apartment; e.g., moving heavy/bulky items to dumpster
    • Complete work orders in Yardi with notes once finished
    • Attend meetings or training when requested
    • Deliver notices to apartments when needed
    • Ensure the maintenance shop is organized and report supply needs to Service Foreman
    • Must be available for 24 hour on-call emergency maintenance when scheduled to cover emergencies
    • Wear uniform as provided and maintain professional levels of hygiene and appearance


    To be successful with Avesta you must have the following:
    • High school diploma or general education degree (GED) is preferred but not required
    • At least 1 year of general maintenance/general repair experience
    • Trade skills including but not limited to plumbing, electrical, HVAC, drywall, framing, painting, roofing, cabinetry, pools, appliance, etc.
    • Trade Licensing preferred but not required
    • Must have own tool kit
    • Must live within 30 minutes of community
