The Senior Maintenance Technician’s (Lead Service Technician's) primary responsibility is to ensure that all vacant apartment homes are thoroughly restored to market-ready status in a timely manner and make sure all resident service work orders are completed to quality standards in a timely manner.


Duties & Responsibilities:

  • Inspect vacated apartment homes and complete checklists in regard to make-ready. Inform Service Foreman or Community Manager of needed services and repairs.
  • Routinely perform the following duties in order to restore apartment to make- ready status:
  • Check all lights and replace as necessary.
  • Replace or repair windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, closets, etc.
  • Check applicable appliances and inform Community Manager of problems.
  • Assist in changing or removing appliances from apartment home.
  • Make keys when necessary.
  • Check faucet sink plugs and repair/replace as necessary. Replace washers when needed.
  • Assist with painting duties when requested.
  • Repair or replace curtains, mini-blinds, ceiling fans, etc.
  • Repair plaster holes in walls.
  • Inspect bathroom tiles, perform minor repairs/replacements.
  • Change A/C filters and test smoke detectors.
  • Report back to the office any damages and charges upon move outs.
  • Lend assistance during trash-out of apartment home; e.g., moving heavy/bulky items to dumpster.
  • Complete work orders in order and mark completed in Yardi (with notes) once finished.
  • Attend meetings or training when requested.
  • Maintain good relations with the residents at all times. Smile and wave whenever a resident is in sight.
  • Assist in keeping grounds clean.
  • Deliver notices to apartments when needed.
  • Report supply needs to Service Foreman.
  • Perform other tasks as assigned by Service Foreman.
  • Must be available for 24 hour on-call emergency maintenance when scheduled to cover emergencies.
  • Wear uniform as provided (including ID badges) and maintain professional levels of hygiene and appearance.
  • When doing work orders, a notice explaining the work done must be left in the apartment.


  • HVAC cert (EPA Universal)
  • High school diploma or general education degree (GED)
  • 3 years of general maintenance/general repair experience
  • Trade skills including but not limited to plumbing, electrical, HVAC, drywall, framing, painting, roofing, cabinetry, pools, appliance, etc.
  • Trade Licensing preferred but not required
  • Must have own tool kit
  • Must live within 30 minutes of the community
