Overview

Work directly with the Project Manager to create a scope of work and manage construction and renovation projects for assigned multifamily portfolio during pre-acquisition, due diligence, and post-acquisition. Experience in multifamily construction required.

Responsibilities

Be a leader in Avesta's mission to create more community in the world through my own dedication to living our virtues, and engagement with, support of, and superior service to all of our partners – teammates, residents, capital partners, vendors and neighbors.

 

Operational Support

  • Oversee construction projects for assigned portfolio during pre-acquisition, due diligence, and post-acquisition.
  • Oversee Apartment Home renovations for assigned communities.
  • Order materials for future renovations.
  • Walk future homes with vendors to create a scope of work. Weekly.
  • Monitor construction progress including materials, cabinets, appliances, flooring, paint, etc.
  • Verify adherence to scope of work.
  • Walk apartment homes with vendor and CM to verify completion of the scope of work.
  • Evaluate adherence to capital budget
  • Communicate with CM regarding progress of construction.
  • Work with OM/DL/SF to execute scope of projects included in the business plan.
  • Identify potential sub-contractors for bidding.
  • Schedule projects in logical steps and budget time required to meet deadlines.
  • Walk vendors through scope of work.
  • Send RFP (verbal or written) to potential vendors and assign deadline for receiving vendor final bids.
  • Collect and review bids.
  • Prepare CAR report and award project
  • Work with deal lead to conduct exterior/interior inspection for potential acquisitions. Within due diligence period.
  • Assist with interior and exterior inspections for due diligence.
  • Assist in assembling vendor walks for both exterior/interior.
  • Review comp’s amenity packages and evaluate the existing conditions to determine level of upgrade.
  • Conduct vendor selection and work with support to draft contracts/job orders.
  • Oversee project scheduling.
  • Plan site improvements in detail, set targets and accurately forecast completion dates.
  • Work with CM to ensure vendor is set up in Compliance Depot.
  • Ensure project ordering for all material through Ops technology.
  • Maintain organization of inventory needed to complete projects.
  • ROG approve all completed invoices through Ops technology. Weekly.
  • Work with onsite team to ensure accurate date for move-ins and move-outs and communicate those dates with contractors and CM. Weekly or as circumstances require.
  • Evaluate construction methods and work in place. Frequently, as needed.  
  • Supervise day-to-day progress to include sub-contractors, GCs, third parties, work in progress, and project closeout.
  • Review and monitor budget to ensure project assumptions.
  • Conduct punch walks with CM and SF to verify quality of work completed by the contractor.
  • Prepare and review monthly draws throughout project. Monthly until end of project.
  • Work with Purchasing or appropriate teammate to ensure vendor compliance.

Qualifications

  • A minimum of 3 years of multifamily construction management experience preferred
  • Bachelor's degree in Construction, Business Management or related field preferred or equivalent direct experience preferred
  • Creative problem solver
  • Excellent organization and planning skills
  • Ability to multitask and handle more than one project at a time
  • Excellent people skills and work with people at all levels
  • Ability to take on responsibility and make decisions
  • Good with numbers
  • Knowledge of building methods
