Overview

We are looking for a talented Property Management professional to join our team as the Operations "Regional" Manager for the Houston region. This individual will oversee a regional portfolio of approximately 1,100 apartment homes to optimize operations performance while also helping build the most resident-focused company in the world.

 

Our Operations Manager is responsible for all operational and financial aspects of an assigned portfolio of communities to achieve Avesta’s financial and business objectives. This position requires leadership, oversight, support and successful teammate development of Community Managers within assigned region. The OM directs and mentors multiple Community Managers in all phases of community leasing, maintenance and financial operations, ensuring that Avesta’s financial, business and customer service objectives are achieved across their assigned region.  OMs participate in the development of an annual budget and business plan that develops strategies for enhancing the economic performance of their communities. OMs implement Avesta policies in leasing, accounting, maintenance, resident relations and management reports.

Essential Functions and Responsibilities:

 

  • Build dynamic teams by creating an environment in which teammates want to achieve their best. Recruit diligently and thoughtfully with a focus on attracting high quality teammates.
  • Lead, mentor, coach and take managerial responsibility for all direct-reporting Community Managers.
  • Ensures growth and development of Avesta Virtues in all teammates across region.
  • Review performance, manage sensitive and difficult teammate situations and conversations, demonstrating fair and consistent behavior. 
  • Oversee community operations within the assigned region to ensure policies and procedures are followed and enforced.
  • Establish metrics and benchmarks as well as proactive, regionally specific initiatives and strategies that further help promote the optimum performance of their region.
  • Review and analysis of monthly financial statements with Community Managers to enhance knowledge, hold accountable, create efficiencies and develop plans to meet or exceed budget goals.
  • Monitor the region’s performance against budget, manage and monitor cash flow, and prepare monthly and quarterly community performance reports.
  • Plan, schedule and control expenditures in order to obtain products and services at minimum cost. Review and approve purchase and payables in Ops Technology and oversee scheduling and approving of vendor services.
  • Monitor resident turnover and satisfaction indicators. Identify and act upon opportunities to drive operational excellence to enhance value.
  • Monitor the status of the operating budget and determine necessary reductions or increases in allocations.
  • Implement action plans for maximizing community performance.
  • Provide direction on a community’s marketing strategy to generate rentals or rent increases. Perform market and product analysis and suggest competitive prices to RVP based on survey information or order to meet or exceed budget objectives.
  • Ensure Daily Huddles occur at each community every day, actively participating on site whenever possible.
  • Ensure a safe, healthy and accident free work environment by implementing company policy and procedures in compliance with local, state and federal rules and regulations
  • Promote operational efficiencies by monitoring and providing training on property management software platforms (Yardi, Ops, saferent, etc.).

Qualifications

  • Desire to work with high-energy, high-intensity teammates to work towards the goal of giving people homes where they can live abundantly and create more community in the world.
  • Long-term focused individual who desires to work in a fast-paced, growing organization that seeks to revolutionize community management and leave the world better off than they found it.
  • Bachelor’s degree from 4-year accredited university required; Advanced degrees considered but not required.
  • Industry-recognized certifications and training (CAM, CPM, NALP, etc.) considered but not required.
  • 3-4 years of experience managing one or more community required.
  • Proficiency with Microsoft Office Suite (Word, Excel) required.
  • Proficiency in Yardi Voyager strongly preferred; proficiency with Ops Technology, SafeRent, YES, RentCafe and other relevant property management software preferred but not required.
