Overview:

The Regional Maintenance Manager (Regional Service Foreman or RSF) is responsible for regional maintenance and the development of maintenance teammates; working with the Operations Manager to ensure all company policies and procedures are enforced. The RSF oversees the physical integrity of assigned communities and is responsible for anticipating, identifying, and correcting any and all maintenance structural problems that arise. The RSF serves our residents by serving our maintenance teammates by providing guidance, mentorship, training opportunities, and by recruiting the best.

Responsibilities:

Teammate Development

  • Assists Community Manager and Operations Manager with the hiring of service teammates by conducting the second-level interview
  • Assists the Community Manager with performance reviews for service teammates.
  • Trains, monitors, coaches and provides feedback on all maintenance teammates per Avesta guidelines
  • Spearheads the rollout maintenance-specific training initiatives
  • Conducts Safety Training with maintenance team at regular intervals. This includes a confirmation that each teammate is working in a safe environment and ALL company safety policies are being followed
  • Provides support to Community Managers and Service Foremen when separations or relocation of teammates occur
  • Facilitate transfer from Construction to on-site service team for new acquisitions 

Capital Projects/Budget Oversight

  • Acts as the liaison to Construction for the 5-year capital plan for each asset
  • Assists the Construction team with new acquisitions and renovation projects
  • Oversees small capital projects and select large capital projects for stabilized communities across the assigned region
  • Assists Operations Manager with capital budget preparation
  • Frequently analyzes and reports ROI for all capital improvements
  • Oversees and advises regarding warranty transmittal process

Production & Standards

 

  • Assists Community Managers and Operations Manager with monitoring repair & maintenance budget to assure adherence, quality workmanship, and timely completion
  • Walks vacant apartment homes to ensure that Avesta’s standards are being followed
  • Partners with Operations Manager on preventative maintenance oversight and accountability
  • Reviews the Preventative Maintenance report each month to ensure the work is being completed as scheduled and that any new preventative maintenance concerns are identified
  • Makes recommendations for Operating and Maintenance Cost / Refurbishment and Replacement.  Collects bids and makes recommendations as needed
  • Conducts physical monthly inspections, unless otherwise scheduled by Operations Manager
  • Looks for ways to cut costs across the region

Vendors/Pricing

  • Maintains ongoing, professional relationships with vendors
  • Oversees vendor management for the region by finding new vendors and removing failing vendor partners
  • Ensures competitive pricing is researched prior to purchasing
  • Ensures vendors are approved prior to purchasing, including all appropriate new vendor protocol in OpsTechnology and Compliance Depot

 

Curb Appeal/Tour

 

  • Regularly assists Community Manager with on-going curb appeal assessment
  • Conducts community inspections annually for all sites to prepare for audits/lender inspections.

Qualifications:

  • College degree and/or industry-related certification(s) (CAM-T, ARM)
  • Minimum five years of experience at on-site and supervisory levels
  • Servant Leader with strengths in teaching, coaching, motivating and empowering teammates
  • Exceptional communication skills and ability to interact with a wide range of people
  • Proficient in property management software (Yardi, OpsTech ideally) and MS Word and Excel
