Responsibilities:

 

The Maintenance Supervisor, known as Service Foreman at Avesta, is responsible for serving our residents by resolving all issues in their apartment homes and maintaining the physical integrity of one or more communities. It is the Service Foreman’s responsibility to anticipate, identify and correct any and all maintenance and structural problems that arise and follow Federal Fair Housing, OSHA, ADA, EPA and Avesta policies, safety guidelines and regulations.

 

  • Oversee all aspects of the service operations to ensure operational goals are achieved
  • Maintain positive attitude and provide quality customer service to all prospective and existing residents
  • Trains all maintenance, custodial, and grounds personnel
  • Maintain encouraging and positive attitude with all teammates to reach their full potential
  • Oversee organization of maintenance shop and community appearance
  • Researches and evaluates of all current and potential products used in the maintenance and upkeep of the community
  • Schedules and supervises all  in-house and/or vendor work
  • Manages service requests and response times, ensuring completion within established deadlines
  • Responsible  for  the  inventory, ordering and delivery  of  all  necessary supplies and equipment for the maintenance, custodial and grounds
  • Oversee and manage a safe, healthy and accident-free environment
  • Ensures OSHA (Occupational Safety and Health Act) standards are met at all times
  • Maintains adequate inventory of maintenance supplies and parts
  • Works within budgetary guidelines when purchasing supplies or services
  • Participates in on-going preventative maintenance plan
  • On call may be periodically required
  • Oversee apartment home turns and renovations within set goal time frames
  • Walk apartment homes upon move out with leasing team to assess damage and determine what work is necessary to make home rent ready
  • Other duties as may assigned by Regional Service Foreman

Qualifications:

To be successful with Avesta you must have the following:

 

  • Minimum 3+ years industry maintenance experience

  • Minimum 5+ years management experience

  • Minimum 8+ years trade experience (HVAC, Plumbing, Electrical, etc.)

  • EPA Certification

  • Tech savvy; efficiently use computers and basic software programs

  • Some basic tools are required

 

Avesta prefers:

 

  • HVAC Certification

  • CPO Certification

  • Certified Apartment Manager Technician
